Refund Policy
Refund Policy: There are no refunds after property is listed in MLS, unless we refer you to a full service agent that successfully sells your property. Cancellations made prior to property listed in MLS will incur a $50 cancellation fee.
Commissions and Fees
COMMISSIONS: Sellers are NOT REQUIRED to offer a commission. Offers of compensation to a Buyer’s Agency, if any, made by the Seller WILL NOT be displayed in MLS*. Listing Agents no longer offer commissions to Buyer’s Agents. Technically, Buyers are responsible for the Buyer’s Agency Commission. It is the Seller’s responsibility to convey willingness to compensate Buyer’s Agency. HomeZu does not participate in negotiations of compensation. Sellers are not required to agree to any Buyer’s Agent request for compensation.
CLOSING FEE: Due to regulatory requirements from the state as well as your local MLS, there will be a compliance fee of 1/10th of 1% (0.1%) of the property sales price retained on any SOLD transactions. This fee is to meet all legal and regulatory requirements on your property sale.

Your home will be listed nationally on Realtor.com, you must be listed by a member of National Association of Realtors to receive this exposure.
Listing on most local and national real estate company and agent sites! Your home will display on any and all sites allowing buyers to search the local MLS, or “All local listings.”

Your listing will automatically appear on Realtor.com, Zillow, and Trulia. In select markets, if you want to keep your Zillow “For Sale By Owner” listing, we can turn the feed OFF from the MLS.
Your listing will automatically be posted on Facebook, LinkedIn, and Twitter. You can also share your listing if you have your own social media accounts.
You will be provided with the MLS Listing Detail Sheet generated from the MLS. This is what Sellers typically give out at open houses, etc.
Buyers/Agents contact the Seller directly to set up showings. The Seller’s contact information appears in the “Showing Instructions” in the MLS for the Buyer’s Agents to see, so they do not have to look any further than that. It is also on HomeZu.com for Buyers to see. If a Buyer or Agent calls our office, there is a 24/7 live receptionist that gives them your contact information, and any email inquiries received are forwarded to the Seller. However, per MLS Rules, it is a violation to have a Seller’s contact information to appear in the MLS description. Regardless, all callers are instructed to contact the Seller directly.
